Project Overview:

This project aimed to transform an underutilized lower level into a fully compliant secondary dwelling unit in Kitchener. This project envisions a modern living space that meets the high demand for housing in Southwestern Ontario.

Objectives:

1. Legal Compliance: Met all requirements of the Ontario Building Code and local municipal bylaws.
2. Brightness and Comfort: Maximized natural light and incorporated high-end finishes to create a welcoming, premium atmosphere for residents.
3. Rental Optimization: Designed a fully self-contained living space with a private entrance, optimized for long-term durability and maximum rental income potential.

Scope of Work:

• Coordination of architectural drawings and full management of the building permit process with the City of Kitchener to ensure legal compliance.
• Internal excavation and trenching for the installation of a new, updated sewer line and sub-floor plumbing systems.
• Modification for a separate side entrance, ensuring private, code-compliant access for tenants.
• Development of a two-bedroom footprint featuring a modern kitchen with dedicated storage, a three-piece bathroom, integrated laundry facilities, and a bright, open-concept living area.
• Complete installation of plumbing and electrical systems, including fire-separation and soundproofing between the main home and the rental unit.
• High-durability flooring and modern finishes throughout, designed for a premium urban living experience.

The successful completion of the Legal Basement Suite I project will result in the creation of a safe and modern living space, offering its occupants a comfortable home environment in the heart Southwestern Ontario.
