Project Overview:

Transforming a childhood home into a future-proofed family retreat, this deep-rooted renovation reimagined a 1986 suburban property from the inside out. By removing structural barriers and converting the sunroom into a year-round living area, we evolved a segmented floor plan into a fluid, light-filled residence that balances sentimental history with modern, child-centric functionality.

Objectives:

  1. Modern Open-Concept Living: Remove structural partitions to create a seamless flow between the kitchen, dining, and living areas—perfectly suited for active family life and entertaining.
  2. Natural Light Optimization: Maximize brightness through the installation of oversized kitchen windows and the conversion of an enclosed sunroom into a modern, year-round living suite.
  3. Multigenerational Layout: Reconfigure the square footage to add long-term functional value, including an expanded main-floor laundry/bath and dedicated lower-level bedrooms.
  4. Safety & Compliance: Coordinate with specialized window partners to install egress-compliant windows on both the main floor and basement to ensure a safe, legal environment for the family.

Scope of Work:

  • Removal of load-bearing walls on the main floor to create an open-concept flow. The previously unfinished basement was fully reframed to include two bedrooms, a kid-friendly 3-piece bathroom, and a spacious secondary living area for family recreation.
  • Installation of California-style ceilings and new flooring throughout. We integrated smart pot lighting featuring "Night Mode" functionality, allowing the family to toggle between bright task lighting and a soft, warm ambiance for evenings. Large-format windows and the seamless integration of the back sunroom into the home's primary living space.
  • Expansion of the main-floor bath into a 3-piece suite with integrated stackable laundry, plus a new 3-piece basement bathroom featuring custom tile-work.
  • Professional painting of the upper-level bedrooms, full trim and hardware upgrades, and a complete window replacement to improve both aesthetics and efficiency.

The Waterloo family transformation successfully bridged the gap between a sentimental family history and modern luxury. By reclaiming the basement and opening the main floor, we provided this family with a revitalized, safe, and light-filled home tailored to the needs of the next generation.
